A council portal for the planning history, Land Registry for the price paid, a separate search for corporate ownership, an S106 register that may or may not be online, and an EPC lookup — five tabs and an hour before the first figure. Then a colleague repeats it next month for the house next door.

Common questions

Where does the data come from?
Planning applications and decisions are scraped from every active council register in the UK several times a day (363 authorities). Sold prices are HM Land Registry Price Paid, corporate ownership is the Land Registry CCOD/OCOD releases, obligations are the councils' own Exacom S106/CIL registers, constraints are planning.data.gov.uk and the Environment Agency, EPCs are the national register. Each response names its source.
Does it cover private ownership?
No, and nobody can sell you that in bulk. We hold every title owned by a company or an overseas entity (4.6 million); titles held by private individuals are not published by the Land Registry, so an absent title means 'not corporately held or not registered', never 'unowned'. We say that in the response rather than leave it implied.
How complete is the S106 / CIL data?
Partial and stated per response: it comes from councils that publish an Exacom developer-contributions register — nine fully walked today and a further twenty-five being walked. An empty result for a council we do not cover means 'not covered', not 'no obligations'. The obligations endpoint reports how many councils it covers on every call.
Can I get comparables by radius?
Yes. Search applications by a metre radius around any point (or a postcode or council), filter by type, status and decision, and pull the sold prices for the postcodes in the dossier. Bulk export is metered by rows on every paid plan; nothing is charged per site.
What does it cost?
Free covers 1,000 API requests a month and 25 dossier lookups — enough to test on live jobs. Starter at £99/mo covers a practice: 50,000 requests, 250 dossiers, contacts, exports, obligations and ownership. The Data Feed at £399/mo adds incremental sync and webhooks for firms building it into their own systems.
