Common questions

How is this different from a party-wall leads portal?
Portals sell you their letters: their branding, per-letter fees, and no export of the underlying list. PlanNexus sells you the data itself — every relevant application with its address, description, dates and council link — and you run the mailing you already know converts. At a few hundred letters a week the difference is thousands of pounds a month.
Can I filter around each of my offices?
Yes. Email alerts filter by postcode prefixes or councils. The CSV/API feed goes further: a metre-radius circle around any lat/lng — one call per office, or one wide call covering all of them.
Why does the validated date matter?
Received applications can sit invalid for weeks; validation is the signal the project is real and progressing — the right moment for a party-wall letter. Filter on validated-in-the-last-24-hours for a clean daily run. Where a council doesn't publish a validated date we fall back to the received date rather than dropping the area from your feed.
Does it cover adjoining owners as well as building owners?
We give you the application address and full description, so you can write to the building owner, the neighbours either side, or both — that targeting is your call. (We deliberately don't pad records with guessed neighbour addresses.)
What volume should I expect?
Depends on radius and patch. A dense London borough validates hundreds of householder applications a month; a 2km circle around one office is typically a few dozen a week. Sign up free and run the search to size your patch before paying anything.
